The key safe is by the porch at the side of the house. You need to walk past the porch at the front of the house and go to the right hand side of the property and the porch is just around the corner. The number for the key safe is 1954. There are two front door keys one to the outside porch door and one to the internal door it is the bottom lock on the internal lock you need to use

There is a sloping gated driveway for one car and extra parking just outside the garden within the cul-de-sac for one further car. More cars can be parked back down the cul-de-sac if you turn right. There is only one guaranteed space.

Where are the cleaning products kept?

In the cupboard before you go into the kitchen porch (above tumble drier). Code for this is 350 from the right.

Covid Procedures

All the bed throws and excess cushions have been removed.

There are 6 spare pillow protectors in the owner linen cupboard. (key in cleaner cupboard bunch) Please change the top pillow protector if the bed has been used.
These can be washed in the machine on a quick wash- raise temperature to 40 and spin to 1200. Please at the same time also wash the 4 sofa arm protectors. They should be dry (tumble dryer) within clean time. The washed protectors should be returned to the owner,s laundry cupboard so they do not get muddled with the Shortridge laundry. Please relock the owner linen cupboard to protect our towels!

We have purchased 4 new cushions, they can be rotated with the remaining cushions. Please put them in a black bin liner

It is not possible to rotate the books and toys, so a note in the visitor manual warns visitors to wait 72 hours if they are concerned.

Heating and Hot Water

Normal settings for heating, how do visitors boost this if they need to?

The central heating controls are on the wall in the hall by the larger bathroom. The heating is on twice dailey so all you will need to do is turn up the thermostat when you arrive and down if it gets too warm. Please leave it at 15 degrees when you go.

Cleaner instructions for heating settings:

Please ensure that the thermostat is left on 15 when you leave the property. In the colder months if guests are arriving within the next 24 hrs, please leave on 18-20 depending on the outside temperature to ensure the property is sufficiently warm enough for the guests arrival.

Normal settings for hot water, how do visitors boost this if they need to?

There are two revamped bathrooms and all the plumbing is new, nevertheless you cannot run both showers simultaneously for long so please stagger hot water use between the two bathrooms. Water should be constant.

Emergency immersion heater is in the laundry cupboard which is in the bathroom, there is a key for the laundry cupboard hanging up in the cleaner's cupboard and George also has a copy of the laundry cupboard key.

Other special instructions for cleaner

Please don't use air freshener in the property.

- Please look out for new carpet stains, any breakages and also let us know about missing items

- The main rubbish bin is collected on Wednesday and the paper bin monthly on the same day please let us know if there is a problem.

- Please could you have the windows and doors open as much as possible to air the house whilst you clean.

- Please could you just check that the TV is working, people plug devices they bring in and then leave it not functioning.

- Please could you make sure there is some bird food in all the feeders. This is stored in bins in the back porch.

- Please put a cup of water on the spider plant

- Please check for and clean off any mould by the windows in the large bedroom. We have had trouble with mould in the small double room behind the chest of drawers and behind the bunk beds last winter, so just keep an eye out for mould generally.

- In the locked cleaners cupboard you will find a supply of baby wipes, the owner says that they work really well on the UPVC window frames.

- There is some grit/salt in the garage should the driveway get icy It would be helpful if you could spread a little if it does get slippy.

- There will be a supply of baby oil which is very good at cleaning the stainless steel in the kitchen.

-Please can you fill the bird feeders as instructions: Bird food in the back porch -2 x seed feeders and 1 x fatball feeder plus water in the bird bath to be filled please.
The birds are quite an integral part of the attraction at Thick Riggs

From the North and South From Junction 40 (Penrith) of the M6 take the A66 west towards Keswick Continue on the A66 for almost 18 miles, bypassing Keswick until you reach the left turn for Portinscale and the Newlands Valley Follow this road for about 250m and take the left hand turning just before The Farmer's Arms pub Follow this narrow road for just over 100m then take the right-hand turning Thick Riggs is at the end of this cul-de-sac.
